Real Estate: The Simpson heirs are liquidating their excess properties in an effort to close their parents’ estate.  The real estate consists of 8 parcels, 5 in Florence and 3 in Muscle Shoals. Each parcel will be a final sale and will not be combined with other parcels.  Parcel 2 will close after Parcel 1.  Parcels 3, 7 & 8 have been recently surveyed with the remaining parcels being conveyed by record title. The Simpson family members shall have the right to bid on any parcel for their own personal account.  

Parcel 1 2.64± Acres This Parcel is located across from Jack’s restaurant on Florence Blvd. near downtown Florence. The property fronts 400± ft along Florence Blvd. and 450± ft along Glendale Ave.  The property is zoned B-2 and R-2 and has an average daily traffic count of nearly 20,000 vehicles. There is public water and gas along Glendale Ave.  There is a sewer line/manhole at the intersection of Butler Ave./Florence Blvd. and on Florence Blvd. just south of Highland Ave.  There is a 15ft utility easement along the south and east boundary of the property.  Property address: 880 Florence Blvd., Florence.

Parcel 22.3± Acres This Parcel consists of various lots fronting Florence Blvd., Highland Ave., Virginia Ave., Sunnyside Ave., and Georgia Ave.  This property lies just south of Parcel 1 and is across Florence Blvd. from Four-Lane Shopping Center.  The property is zoned B-2 and R-2.  There is personal property owned by others located on the property. The seller makes no warranties whatsoever about the removal of any of the personal property.  Property address: 510 Georgia Ave., Florence.

Parcel 33.85± Acres This Parcel fronts 257± ft along Helton Dr. inside the Florence Lauderdale Industrial Park. Public water, gas, and 3-phase power are located in the right of way of Helton Dr. with sewer at the rear of the property.  The property is predominately covered with concrete/asphalt haul off.  The property is zoned I-1. Parcel 43.3± Acres This Parcel fronts 205± ft along Starkey Dr. inside the Florence Lauderdale Industrial Park. Parcel 60.25± Acres This property fronts 120± ft along Gate 6 Rd. and lies approximately ¼ mile south of River Rd near the Hughes Rd./Gate 6 Rd. intersection.  The property is identified as Lot 33 and 34, Block 5 of Brabson Park Subdivision.  The property is approximately 47ft deep (all of lot 34 lies inside the road right of way).  There is an undeveloped street along the southern border of the property.  Public water and electricity are in the right of way of Gate 6 Rd. Parcel 83.42± Acres This Parcel consists of 4 separate tracts being offered as 1 unit only.  Tract 1 contains 0.23± acres with Tract 2 being 0.29± acres, Tract 3 being 1.43± acres and Tract 4 being 1.47± acres.  The parcel fronts a total of 179± ft along State St. behind Aldi Food Market. The property lies on both sides of undeveloped Highland Ave. and lies on the east side of undeveloped Hamilton Ave.  There is a block building on the property.  The personal property inside the building will be conveyed to the buyer with the real estate.  The seller makes no warranties whatsoever about the removal of any of the personal property.  Per the City of Muscle Shoals, this property is zoned B-2 and lies in FEMA Flood Zone X (area with reduced flood risk due to levee).  The property will be conveyed subject to a fence encroachment in the SW corner of Tract 4 and an AT&T equipment encroachment in the SW corner of Tract 3.  Property address: State Street, Muscle Shoals.
